Fairview Township is considering an application to have a 1-million-square-foot warehouse distribution center in the area.
Goodman Birtcher North America Management, which has an office in Malvern, Chester County, filed a conditional-use application May 31 to build the center on 83 acres of land at the northwest corner of the Lewisberry Road and Interstate 83 intersection, according to Stephen Waller, the township's code administrator/zoning officer.
Goodman Birtcher, is a global property group that owns, develops and manages industrial and commercial property, according to its website at www.goodman.com.
Company officials could not be reached for comment.
The township's board of supervisors held a public hearing Monday with more than 60 people attending, Waller said. The hearing lasted about 10 minutes, as Goodman Birtcher representatives asked for a continuance and an opportunity to present the group's plans to residents and answer their questions.
The supervisors granted the request and then left the hearing area while company officials and residents discussed the plan, Waller said.
The public hearing has been continued to 6 p.m. Tuesday, Aug. 27, at Fairview Township Fire Department, 340 Lewisberry Road in New Cumberland, he said.
The supervisors would have 45 days after the final public hearing to make a decision on the matter, Waller said.
With headquarters in Irvine, Calif., Goodman Birtcher has been in operation since 1939 and has about 409 properties under management in 17 countries, with an asset value of $21.
The property Goodman Birtcher is seeking in Fairview Township is zoned as commercial business, Waller said. The zoning ordinance allows for multiple permitted uses there, but also requires that special conditional uses be approved by the township's board of supervisors, he said.
Goodman Birtcher's plans fall under the conditional-uses category because they call for building a large-scale warehouse in an area where light-use warehouses exist, he said.
"There are other criteria (Goodman Birtcher) must show that they meet, and if they receive approval from the board, they go on to land development and subdivision plans," Waller said.
Criteria include having a direct access to the site from a state-owned roadway, as well as having a lot that's at least 25 acres, a maximum impervious coverage of 70 percent and facility height of 45 feet, and a buffer of at least 100 feet from other properties in different zones, including residential, Waller said.
The 83-acre site currently is rolling hills and has been looked at for development by several companies over the years, he said.
